The Basics Of Trust Deed
Investments
The business of Cal State Home Loans is the
selling and servicing of notes and trust deeds for the private
investor. We are currently servicing over 15 million dollars in private investor loans.
The typical trust deed investor is a person
looking for a competitive return on their investment. If the ups and downs of the stock
market make you skeptical of investing on Wall Street, if you would like higher earnings
than banks typically pay, then trust deed investing is an investment option worth looking
into.
As an investor you will need to know or will need
to become familiar with the basics of trust deed investing. Trust deed investing is the
loaning of money with real estate as collateral. Loans are secured by real estate but are
not insured or guaranteed. Our staff will help you to understand trust deed investments in
as much detail as you desire.
Trust Deeds can be a good investment. The
interest rate the borrower pays is generally higher than the borrower would pay at a bank.
The investor, in turn, receives a high interest return on his investment. Plus the money
you loan is secured by the borrower's equity in their real estate.
Cal State Home Loans retains a small part of the
interest the borrower pays as compensation for the sale of the loan to you. Cal State Home
Loans also provides servicing and collection of the loan for
you.
To provide you with a high degree of security and
collateral protection, Cal State Home Loans maintains a conservative loan to value ratio.
Rarely does a loan exceed 65% loan to value. Loan includes your loan plus any senior
loans. Value is established by an independent appraisal. (Example: $100,000 appraisal
qualifies for a $65,000 loan).
The conservative loan to value means your
investment has built-in value and security. Should a borrower fail to make his payments
you may own real estate worth more than the value of your investment.
This security, plus the high interest payments,
make trust deed investing an important investment option.
